Your Agent Choice Matters More Than You Think
There's a moment that happens early in almost every real estate conversation we have. Someone tells us they're thinking about buying or selling, and then they add, almost as an aside: "We just need to find an agent." Like it's a formality. Like any agent will do.
We understand why it can feel that way. From the outside, the differences aren't always obvious. We all have licences. We all show up to showings. We all know how to put a sign in a yard.
But here's what we want you to know, gently and honestly: the agent you choose is not a formality. It might be the most consequential decision you make in this entire process.
What's Actually at Stake
Let's start with the practical reality. For most people, a home is the largest financial transaction of their lives. We're talking hundreds of thousands of dollars, legal contracts, timelines that affect where your children go to school, whether you're carrying two mortgages, whether you're sleeping at night.
The agents you choose are the people guiding you through all of it.
But here's what tends to get underestimated: it's not just about money. It's about how you feel during one of the most emotionally charged experiences of your life. Buying or selling a home is rarely just a transaction. It's tied to a new job, a growing family, a relationship beginning or ending, a parent who can no longer live alone, a dream that's finally within reach. There's so much underneath the surface of every offer and counteroffer.
The right agents see all of that. The wrong ones don't know it's there.
The Difference Isn't Always Visible at First
This is the part we find ourselves wanting to share with every person we meet before they begin their search. The difference between a great agent and a mediocre one often isn't visible in the first conversation. Everyone sounds confident. Everyone has a website. Everyone has sold homes.
What you can't always see upfront is how they communicate when things get stressful. How they handle a difficult negotiation. Whether they'll pick up the phone on a Saturday. Whether they'll tell you the truth about a home you've fallen in love with when the truth is something you might not want to hear.
Experience matters. But experience alone doesn't make someone the right fit for you. We've seen seasoned agents drop the ball because they were stretched too thin or going through the motions. And we've seen agents newer to the business with sharp instincts and genuine dedication who would work their buns off for every client.
What matters most is whether your agents are truly present. Whether they're paying attention. Whether they care about the outcome as much as you do.
Questions Worth Asking
If you're in the process of choosing representation, here are a few things worth thinking about beyond sales volume and years of experience.
How do they communicate, and does it match how you communicate? If you prefer a quick text and they're more of a scheduled-call person, that friction will surface at the worst possible moment.
Do they listen more than they talk in your first conversation? The best agents are genuinely curious about you. They ask about your timeline, your concerns, your non-negotiables. They're not rushing to tell you what they can do for you.
Do they feel like they're on your team? Not trying to close a deal, but genuinely trying to help you make a great decision. Sometimes that means slowing down. Sometimes it means saying something you weren't hoping to hear.
Do they know the market well enough to give you real context, not just statistics? Numbers matter, but so does the story behind the numbers. A good agent can explain what's driving the market, not just report what happened in it.
A Word on Referrals
One of the most reliable ways to find agents you can trust is through someone who has already trusted them. When a friend or family member says, "They were incredible. They genuinely took care of us," that carries more weight than any review site or marketing piece.
Ask around. People who have had a wonderful real estate experience want to talk about it. And people who haven't really want to talk about it.
What We Want You to Walk Away With
Choosing your agent is not a small thing. It is not something to rush because you found a listing you love. It is worth a few real conversations, some honest questions, and paying attention to how someone makes you feel.
You deserve agents who pick up the phone. Who tell you the truth. Who are just as invested in the outcome as you are. Who remember that there is a real person on the other side of every decision.
That's what we try to be, every single day. And it's what we hope you find, whether that's us or someone else who will truly show up for you.
Take your time. Ask good questions. And don't settle for a checkbox.
