They are ready to sell.
That combination, prepared buyers and motivated sellers, creates a surprisingly functional market. Decisions get made. Deals get done. And the process tends to be less chaotic than it will be in March and April when everyone arrives at once.
The Case for Starting Now
We want to make a case for using January as a starting point rather than a waiting period, because we have watched the difference play out over and over again.
Buyers who start their process in January, even if they do not end up purchasing until March or April, arrive at the spring market with a real advantage. They know their budget with certainty because they have talked to a mortgage professional.
